1. The property can only be utilized for one single-family residence or for one single-family

camp. The property cannot be further subdivided.

2. Only one manufactured home or camper shall be permitted on the property. The home

or camper must be less than five (5) years old as of the date it is moved onto the property. Skirting which matches the home must be installed around the entire home within thirty (30) days from the date the home is moved onto the property. Skirting will not be required for campers.

3. No noxious or offensive activity shall be carried on the property, nor shall anything be

done which may be or may become an annoyance or nuisance to the adjoining property or the neighborhood.

4. No building or any part thereof, including garages, satellite dishes, or porches shall be

erected on the property closer than fifty (50) feet from any public road and no closer than five (5) feet from the remaining property lines.

5. There shall be no accumulation of trash and property shall not be used or maintained as

a dumping ground for rubbish, trash, garbage or other waste, and property shall be kept in a clean and sanitary condition. No abandoned or non-working vehicles shall be allowed to remain on the property. Abandoned or non-working vehicles shall be mean a period in excess of thirty (30) days.

6 The elevation of the property shall not be altered to materially affect the surface,

elevation or grade of said property to a point where it alters drainage or imposes more burdensome drainage or runoff upon adjoining properties. No rock, gravel or clay shall be excavated or removed from the property for commercial purposes.

7. No pets shall be allowed to run unrestricted in the subdivision and all pets, including

dogs, shall be kept within the bounds of the lot owned either by fence, pen, or leash. No animals, livestock or poultry of any kind shall be raised, bred or kept on any lot, except household pets as provided herein.

8. Sewage facilities must be approved by the parish and/or state health department.

Sewage oxidation ponds or lagoons are specifically prohibited from being placed on the property.

9. These covenants are to run with the property and shall be binding on all parties and

persons claiming under them for a period of 25 years.

10. Enforcement shall be by proceedings at law or in equity against any person or persons
