Part 1 General

1.1 Summary

.1 Unless otherwise indicated, follow the standards below when planning for custodial areas. These standards are not intended to restrict or replace professional judgment. .2 These guidelines should be read with the specific technical sections of McGill's Building Design and Technical Standards.

1.2 Design Requirements for Custodial Areas

.1 Janitor's Closets: .1 Provide a minimum of one closet for every 1400 m 2 (15,000 square feet) of floor or a minimum of one closet per floor. .2 Provide standard janitors closet minimum 1500 mm by 1800 mm (5'0" x 6'0"). Closet shall be large enough to store mechanical cleaning equipment. .3 Provide door with minimum width of 915 mm (36 inches). .4 Provide water-resistant wall partitions. .5 Provide ceramic tile flooring with cove base with minimum height of 150 mm (6 inches). .6 Walls shall be painted; they cannot be left unfinished, nor simply primed. .7 Provide each closet with about 10 linear feet shelving on one wall with at least two levels of shelving. .8 Provide one floor slop sink with hot and cold water faucets at standard height, with a stainless steel backsplash at 915 mm height (36 inches) and offset at least 305 (12 inches) from the edge of the sink. .9 Specify a floor drain with basket. .10 Specify fluorescent lights, electrical duplex receptacles with independent breaker on the electrical panel (GFCI protected within 6' of sink), and proper receptacle for the power of floor polisher. .11 Specify a closet organiser/tool holder (at least 5 holders) for each closet. .2 Garbage Rooms .1 Garbage rooms in buildings shall be large enough to store both standard waste containers and recycling containers. The size of the garbage rooms depends on the size of the building. Consult with McGill Building Services for dimensions. .2 Standard waste containers are 90 gallons. .3 Standard recycling containers are 90 gallons. .4 Some buildings may require garbage tilt trucks. .5 Consult McGill building services for quantities required. .6 Garbage rooms shall be equipped with a floor slop sink, a floor drain, a hot and cold water source with connection for 25ft-50ft hose, and a ventilated air change, wall surface protection, electrical outlets, high pressure washer. .7 Shall have a 1 hour fire resistance rating and shall be protected with sprinklers

.8 Garbage rooms that end with garbage chute shall have a 2 hour fire resistance rating. The chute shall be protected with sprinklers as specified by NFPA. .3 Building Services Equipment Rooms .1 Provide a space to store the maintenance equipment with a floor slop sink. Size of room depends of building size. Consult McGill Building Services for room dimensions. .4 Building Services Supply Storage Rooms .1 Provide space in the Building for the storage of a one-month supply of custodial supplies, with 10 linear feet of shelves and at least two levels of shelves. Consult McGill Building Services for room dimensions.
